What the Fund is

Passive exposure to residential development

The Fund is intended to offer verified accredited investors passive exposure to residential development through an operator-led strategy. Investors acquire an interest in the Fund, not a direct interest in any property.

The strategy is built around residential housing demand. That is not a guarantee of Fund results. The strategy is built around that essential need, executed through an operator-led residential development process.

Fund summary

The stated minimum investment is $50,000. Annual targeted preferred-return tiers are $50,000 to $74,999 at 10.50%, $75,000 to $149,999 at 10.75%, and $150,000 or more at 12.00%. The Preferred Return is calculated using simple interest and does not compound. Monthly distributions depend on available distributable cash and the Manager's determination that a distribution is prudent. Returns and distributions are not guaranteed. The Fund has a three year initial lockup, and redemption afterward remains subject to Fund liquidity. Ascend Capital Partners LLC receives a 4% annual management fee on invested capital.
